Using 21days means agreeing to these.

1. What 21days is

21days watches English planning applications near your home and tells you while comments are still open, including when the proposal is rewritten, when something nearby is decided, and which designations cover your plot. We are not a council, we are not affiliated with any local planning authority, and we do not decide anything about an application. We do not file comments for you. Plot designations are indicative, not a formal local authority search. These terms are with Tradecue, which operates 21days.

2. Your account

One account is for one person. Keep your password to yourself, turn on two-step verification if you can, and tell us if you think somebody else is in your account. You must be 18 or over. A 21days account is for a householder watching applications near their home.

3. What it costs

Prices are on the pricing page. A free lookup exists, limited to 50 metres, with no alerts and no watchlist. Paid plans are as shown: one application for £5.99 once, two miles for £6.99 a month, or ten miles for £59.99 a year. We are not VAT registered, so there is no VAT to add on top.

Payment is taken by Stripe, on their own checkout page. We never see, handle or store your card number. Stripe holds the card, the billing address and your invoices. Their privacy notice covers what they hold.

A monthly plan renews until you cancel. You can cancel at any time. Cancelling stops the next payment: your access runs to the end of the period you have already paid for. A yearly plan works the same way for the year. The one-application plan stops when that case is decided — there is nothing to cancel.

Cancelling does not refund the period you are in. If a payment fails, Stripe retries for a few days and you keep access throughout. If it still cannot be taken, the account returns to the free lookup rather than being closed.

If we change the price, it applies from your next renewal and we will tell you before it does.

4. Accuracy, and what we do not promise

Everything you see is a copy of what a council published, collected on a delay. Councils publish at different speeds, in different formats, and sometimes wrongly. Applications get withdrawn, refused, amended and re-submitted, and our copy will not always have caught up. Closing dates are taken from the council record; they are usually 21 days in England, and that is not a promise that every case is exactly 21.

So: the council’s own portal is the authoritative record. Every application we show links to it, and you should check there before you comment, object, or rely on a date. We do not guarantee that our copy is complete, current or correct, and we do not promise the service will be uninterrupted.

5. Comments are yours

We send you a link to the council’s form. You write the comment, you submit it, and you are responsible for it — for what it says, and for following whatever rules that authority sets. We do not write, file or guarantee a comment, and we do not promise an outcome. Commenting is how you are heard; the council decides.

Do not use 21days to harass, mislead or pressure anybody, or to imply you are acting for a council.

6. Fair use of the data

The account is for watching planning near your home. You may not resell, redistribute or republish the data, scrape the site in bulk, or use it to build a competing product. Automated access outside normal browsing needs our written agreement.

Underlying planning data belongs to the councils and registers that publish it and stays subject to their licences. Map data is © OpenStreetMap contributors.

7. Ending it

Close your account whenever you like, and it takes your data with it. We can suspend an account that breaks clause 5 or 6, or that puts the service at risk — and if it is not urgent we will tell you why first.

8. Liability

We provide the service as it is. We are not liable for a permission that was granted, a tree that was felled, a comment that arrived late, or anything that follows from data being late, missing or wrong — which is why clause 4 asks you to check the council’s portal. Nothing here limits liability for death or personal injury caused by negligence, for fraud, or for anything else the law does not let us limit.

9. Changes, and the law that applies

If we change these terms we will change the date at the top and tell you about anything significant. These terms are governed by the law of England and Wales, and its courts have jurisdiction.
